Top quality tenants are obtained through a rigorous screening process that has led to a less then 8% vacancy rate and less then 1% eviction rate. Here is some of the criteria that is looked for in a tenant:

Income

Before taxes monthly income must be at least three (3) times the monthly rent.

Work History

Minimum one year with current employer or over oneyear with previous employer.

Rental History

Credit report is pulled and in depth criminal background checks are performed

Credit Report

Minimum one year with positive reference from previous landlords. No evictions.

Renter's Insurance

Proof of renters insurance is required prior to tenant moving in.
